A commercial overhead door is a heavy-duty door designed for industrial use. Unlike residential doors, they are built to withstand high “cycles” (opening and closing dozens or hundreds of times a day) and are often made of thicker gauge steel for security.
With proper maintenance, a high-quality commercial door can last 15 to 30 years. The lifespan depends heavily on daily usage cycles and whether you keep the springs and tracks lubricated.
Overhead (Sectional) Doors slide up on tracks along the ceiling (like a standard garage door) and offer better insulation.
Roll-Up (Rolling Steel) Doors coil up into a compact drum above the opening. They are more durable and secure but offer less insulation.
Commercial doors should be inspected professionally every 6 to 12 months. Maintenance includes lubricating the springs and guides, checking the cable tension, testing the auto-reverse safety features, and inspecting the track for damage from forklifts or vehicles.
Commercial doors can be custom-built to be very wide. While standard sizes are often 8 to 24 feet wide, we can install doors upwards of 30 to 40 feet wide for large airplane hangars or agricultural equipment.
Standard commercial tracks usually require 18 to 24 inches of headroom. However, if you have low ceilings or obstructions (like sprinklers or HVAC), we can install “Low Headroom” hardware. Conversely, if you have high ceilings, “High Lift” tracks can keep the door closer to the wall to clear up overhead space.
